Timeshare refundable deposits

Hi all. The timeshare bug bit me a decade ago and I have been to several resorts. My question is - why do some of them want you to pay a certain deposit? All these resorts regularly charge a maintenance fees. So, why again a refundable deposit? Thanks in advance for your clarifications.

The deposit is collected for any sort of damage that you may do while you stay in a resort. Maintenance fee on the other hand is for the regular upkeep of the property. The refundable deposit is collected often because there are several instances when the real owner does not stay in the resort and have some guests staying under their name. This way it acts as some sort of security feature for the resort against any kind of damage that may be done to a room.
